Affordable Housing Mission Transforms Vadodara’s Real Estate Landscape
Vadodara – The “Housing for All Mission” launched by Prime Minister Narendra Modi has given a major boost to the affordable housing sector in Vadodara, bringing the dream of owning a home closer to reality for many poor and middle-class families. The availability of government-backed housing schemes at prime locations and at affordable prices has also compelled private builders to enter into healthy competition, accelerating the spread of budget-friendly housing projects across the city.
Under the Pradhan Mantri Awas Yojana and in-situ projects, Vadodara Municipal Corporation has so far completed the construction of 9,733 houses. The Vadodara Urban Development Authority (VUDA) has built 8,140 homes between 2017 and 2025. In addition, 2,427 houses have already been completed while construction work on 7,306 houses is underway with an investment of around Rs. 711 crore.
According to municipal engineer Nilesh Parmar, the biggest attraction of government housing schemes is their prime location, which draws needy citizens to opt for them. This has forced private developers to reduce the prices of their own projects to stay competitive.
As per agency report, data from the Real Estate Regulatory Authority (RERA) shows that in the last five years, 45 percent of residential projects in Vadodara fell into the affordable housing category. Between 2020 and 2022, the government launched 130 projects while private builders initiated 1,926 projects, resulting in the creation of 2.56 lakh housing units.
RERA estimates suggest that more than Rs. 12,000 crore has been invested in Vadodara’s affordable housing projects so far. After Ahmedabad, Vadodara now stands second in Gujarat in terms of affordable housing development. In 2023 alone, 912 projects were launched, followed by 924 projects in 2024.
Construction trends indicate that in 2020, the highest number of projects were developed along OP Road and in the eastern parts of the city, while since 2021, southern and western areas have seen greater activity. Meanwhile, central Vadodara and Gotri have emerged as hubs for premium housing.
Municipal corporation-led projects in Gotri, Sayajipura, Harni, Bhayli, Sevasi, Kalali, Warsiya, and Danteshwar have proven to be much more affordable compared to those offered by private developers. While private builders price flats around Rs. 30 lakh, the municipal corporation is offering similar units at significantly lower rates.
Recognizing this trend, Chief Minister Bhupendra Patel has announced phased grants for basic infrastructure such as roads, water, and electricity in these outer areas, ensuring that living conditions remain attractive and convenient for future residents.
